B Khata is a property record maintained by the BBMP for properties that are not fully regularized or do not meet certain legal norms, such as missing approvals or constructions on revenue land. While it allows payment of property tax and basic recognition, it is not considered a fully legal ownership document and cannot be used for property loans or construction approvals.

Documents Needed

  • Photocopy of registered sale deed
  • Tax paid receipts
  • Property sketch or layout (if available)
  • Applicant’s ID proof (Aadhaar, PAN, etc.)
  • Encumbrance Certificate (optional but helpful)

  • 7 to 21 working days
